Why It Matters

What Most Homeowners
Don't Know Until It's Too Late

By the time mold is visible, it's been growing inside your walls for weeks.

⏱️

Mold Activates in 24–48 Hours

After any moisture event, mold begins growing immediately — especially in LA's warm climate. Fixing the leak doesn't stop what's already forming inside your walls.

👁️

You Can't See It

Most mold grows inside drywall, under flooring, and in crawl spaces. If you can already see it, the problem has been growing for weeks.

💸

Waiting Costs More

An early inspection costs a fraction of full remediation. Delaying also makes insurance documentation much harder to establish after the fact.

🫁

It Affects Your Health

Airborne mold spores cause respiratory issues, chronic fatigue, and worsened allergies — particularly dangerous for children, the elderly, and anyone with asthma.

No Visible Mold

Air Quality Testing

If you notice a musty smell, moisture in the air, or have health concerns after water damage — air testing measures airborne mold spore counts even when nothing is visible.

  • Indoor vs. outdoor spore count comparison
  • Detects hidden mold you can't see or smell
  • AIHA-accredited lab analysis
  • Full documentation for insurance claims
  • Written report with findings and photos
Visible Mold

Surface Swab Testing

If you can see discoloration or visible growth, a swab test identifies the exact mold species present — essential for understanding your risk level and what remediation is actually required.

  • Targeted sampling of affected areas
  • Mold species identification (including black mold)
  • Risk level and health impact assessment
  • Written report with findings
  • Clear remediation guidance if needed
🔒
We inspect only — never remediate. That means zero financial incentive to inflate findings. If your results show a problem, we'll connect you with a trusted remediation company in your area so you get the right help fast.

FAQ

Common Questions About
Mold Inspection

Everything homeowners in Los Angeles ask us before and after a water damage event.

How much does a mold inspection cost?
The on-site assessment is $50 — covers a full walkthrough, moisture meter readings, and Roy's honest recommendation. If you proceed with lab testing, the $50 assessment fee is waived. Lab testing is quoted on-site based on what Roy finds — how many samples, which rooms, swab vs air. You'll know the exact cost before anything is collected. No hidden fees, nothing without your approval.
As soon as possible — ideally within 24–72 hours of the water event. Mold can begin colonizing within 24–48 hours in warm, humid conditions. The longer you wait, the more the mold spreads and the harder it becomes to document for insurance. Even if the source has been repaired, the moisture trapped inside walls continues to feed mold growth for weeks.
Can mold still grow even after my leak was fixed?
Yes — this is one of the most common situations we encounter. Fixing the source doesn't remove the moisture already trapped inside your walls. Drywall, insulation, and framing can stay wet for weeks after a repair, silently feeding mold growth. The only way to confirm you're clear is professional testing.
What's the difference between air testing and surface swab testing?
Surface swab testing is done when there is visible mold or discoloration — it identifies the exact species present and its associated risk level. Air quality testing is done when there's no visible mold but you're experiencing a musty smell, moisture concerns, or health symptoms — it measures airborne spore concentrations that you can't see. In most cases, what you're experiencing will tell us which test makes sense. Not sure? Just call or text us and we'll figure it out together.
How long does a mold inspection take?
Most inspections take 1–2 hours depending on the size of the home and scope of the issue. Our inspector will walk you through preliminary findings on-site, and you'll receive the full written lab report within 1–2 business days of the inspection.
How long does it take to get my lab results?
Results typically come back within 24 hours on business days. Our lab is closed on weekends — so samples collected on a Friday will be processed starting Monday, with results ready by Tuesday. We'll always give you an honest timeline when you book. Rush processing is sometimes available — ask us when you call.
Will my homeowner's insurance cover a mold inspection?
Many California homeowner insurance policies cover mold testing and remediation when it results from a covered water damage event — such as a burst pipe or appliance failure. Our written reports are formatted to meet insurance documentation requirements. We recommend contacting your insurer early, as they often require inspection results before authorizing remediation coverage.
Do you do mold remediation?
No — and that's intentional. Companies that both inspect and remediate have a direct financial incentive to find (or overstate) problems. As an inspection-only company, our inspectors have zero reason to inflate findings. If remediation is needed, we'll refer you to vetted professionals in your area.
What is black mold and how dangerous is it?
"Black mold" typically refers to Stachybotrys chartarum, a species associated with prolonged moisture exposure. It produces mycotoxins that can cause serious respiratory and neurological symptoms with sustained exposure. However, not all dark mold is Stachybotrys — and not all Stachybotrys causes immediate danger at low levels. The only way to identify what you're dealing with is laboratory testing. Don't assume based on color alone.
Can mold affect my health even if I can't see it?
Absolutely. Mold inside wall cavities releases spores into your air supply, which circulate through your HVAC system and get inhaled daily. Common symptoms of mold exposure include chronic fatigue, persistent headaches, coughing, eye irritation, and worsened asthma or allergies. If your household has had unexplained health issues since a water event, an air quality test can confirm or rule out mold as the cause.
Do I need a mold inspection when buying or selling a home in LA?
It's not legally required, but it's one of the smartest investments you can make. For buyers, a mold inspection on a property with any history of water damage can protect you from inheriting a costly remediation problem. For sellers, a clean inspection report builds buyer confidence and can remove a major objection. Our reports are accepted by real estate attorneys, lenders, and insurance carriers throughout Los Angeles.
